Brightfield Farms

Brightfield Farms is a town home community in Howard County. The western portion of the neighborhood is Ellicott City and the eastern side is Elkridge. The Brightfield community consists of approximately 500 homes priced from the upper $200'S to the upper $300'S. Gorilla In The Room

There is a gorilla in the room! The gorilla is the baby boomer generation and the room is the real estate market. The baby boomer generation is going to have an impact on housing market trends for some time to come.  As they decide where and how they want to occupy real estate over the next 10, 15 and 20 years, It will impact the market.
I am sure everyone has started to notice those nice little 55+ communities popping up. They come in different varieties town homes, villas and apartment style condos. Need I mention they don’t have to cut grass or shovel snow?
Predicting human behavior is very difficult but this baby boomer generation could have a large impact on the real estate market. Many of these people have considerable equity built up in their current home and will want to maximize and protect that equity to best of their ability and have a comfortable life style. I think the trend is set. When you make real estate investment decisions "the trend is your friend".

Ellicott City, Neighborhoods of Montgomery Road

In Ellicott City the neighborhoods along the Montgomery Rd corridor are very nice. The single family prices generally range in the area of $300,000 to $700,000. Shopping is very convenient all along this corridor. There are three plazas directly on Ellicott City's Montgomery Rd. Major retailers are Giant, Safeway, Staples, Target, Barnes and Nobel, and Kohls. There are major malls in every direction you may choose to drive. No matter where you choose to live in Ellicott City everything is convenient. Sellers Dilemma

I am currently consulting with two home owner’s considering the sale of their homes. While they have the assets to purchase a new home they know they may take a loss on the sale of their current home.  Their first option is to sell now and take the loss. Second option is to rent their current home until the market goes up and move on to their home of choice. This is a dilemma that many homeowners face in today’s market and there is no clear cut answer to the question…we have no crystal ball.
While the market is showing signs of stabilizing there certainly could be more softening. Yes, the market could turn up but I don’t see the potential of rapid or significant appreciation.
The question is do they want to become “involuntary landlords”. Do they want the responsibility of being a landlord? Do they want to risk the wear and tear issues and expenses that every landlord endures along with the risk of further home value deterioration.
The key point to focus on are the current mortgage rates, they are very low. If they miss this mortgage rate opportunity they pay for that over the life of the mortgage. If they accept the loss of their current home and capture the home of choice at a great price with great rates would this be an acceptable result?
